Unofficial concept of a four bedroom townhouse garden for Ellington's upcoming master community in Al Yalayis 1

Ellington's new master community in Al Yalayis 1 is expected to open with three townhouse types: a 2 bedroom of about 1,600 to 1,700 sq ft from an estimated AED 2.7 million, a 3 bedroom of about 2,000 to 2,200 sq ft from AED 3.2 million, and a 4 bedroom of about 3,000 sq ft from AED 4.8 million. That works out at roughly AED 1,500 to 1,650 per sq ft of built-up area. All figures are pre-launch estimates.

The short version

  • Types: 2, 3 and 4 bedroom townhouses (estimate).
  • From: AED 2.7M, AED 3.2M and AED 4.8M (estimate).
  • Sizes: about 1,650, 2,100 and 3,000 sq ft built-up area.
  • EOI: AED 100,000, fully refundable according to the guidance received.
  • Not yet released: plot sizes, official floor plans, launch date and handover date.

Which townhouses are planned?

The pre-launch guidance for Ellington's first large master community lists three townhouse types. They are the entry point to the community, priced below the 4 and 5 bedroom villas, and they are likely to make up most of the first release.

TownhouseEst. built-up areaEst. fromApprox. AED per sq ft
2 bedroom1,600 to 1,700 sq ftAED 2.7Mabout 1,640
3 bedroom2,000 to 2,200 sq ftAED 3.2Mabout 1,520
4 bedroomabout 3,000 sq ftAED 4.8Mabout 1,600

The 3 bedroom works out cheapest per square foot on these estimates. That is common in townhouse communities, where the middle size carries the best value and the end units and largest homes carry a premium.

What each townhouse could look like

Ellington has not published floor plans. IMARA has drawn predicted plans to the estimated areas so buyers can picture the space. They are estimates, not developer plans.

  • 2 bedroom: about 1,650 sq ft across two floors on a footprint of roughly 6.0 by 12.75 metres, with a working plot example of about 1,518 sq ft.
  • 3 bedroom: about 2,100 sq ft on roughly 7.2 by 13.55 metres, with a plot example of about 1,938 sq ft.
  • 4 bedroom: about 3,000 sq ft as an end unit on roughly 8.4 by 16.6 metres, with a plot example of about 3,436 sq ft. A mid-row 4 bedroom could be closer to 2,530 sq ft.

You can see all five predicted plans in the floor plans section of the homepage.

What you would pay, and when

The table applies the estimated 70/30 standard plan and the 60/40 plan for early EOI holders, plus Dubai Land Department's 4% registration fee. These are sums on estimates, not quotes.

4 bedroom, AED 4.8MAED 3.36M / 1.44MAED 2.88M / 1.92MAED 192,000

To reach the 60/40 plan you would normally need to pay the AED 100,000 EOI (expression of interest) before launch. The EOI is a payment that holds your place in the queue; according to the guidance IMARA has received it is fully refundable if you do not buy. Our EOI guide explains how it works.

Ellington townhouses vs Mira townhouses next door

Emaar's Mira and Mira Oasis townhouses are about 1.3 km from the Ellington reference point, in the same Al Yalayis 1 district, so many buyers compare the two. They are different purchases:

  • Mira and Mira Oasis are finished homes bought on the resale market. You can view them, move in or rent them out straight away, and you pay in full on transfer, in cash or with a mortgage.
  • Ellington's townhouses are off-plan. You pay in stages over construction on a 70/30 or 60/40 plan, get a brand-new home and new community facilities, but wait several years for handover.

Before you commit, compare the final launch price, estimated today at AED 2.7 million for a 2 bedroom, with current resale prices in Mira and with other off-plan townhouses in Dubai. IMARA can pull those comparisons for you.

Who the townhouses suit

  • First villa-community buyers moving from an apartment who want a garden and their own front door.
  • Investors looking for the lowest entry price in a branded master community, where family rental demand is usually strongest for 3 bedroom homes.
  • Families who want the planned school, medical facility and trails without paying villa prices.

If you need more space or a private plot, compare the 4 and 5 bedroom villas.

What is still unknown

Plot sizes, end and mid-row pricing, finishes, the release order and the launch and handover dates have not been confirmed by Ellington. Register with IMARA to receive the official townhouse floor plans and price list the day they are released.
