Ellington Properties has handed over more than a dozen residential buildings since its first project in 2016. Its first buildings were in Jumeirah Village Circle, and later ones in Downtown Dubai, MBR City, Palm Jumeirah, Dubai Hills Estate and Arjan. Ellington says some, such as Somerset Mews and Harrington House, were finished ahead of schedule. Comparing its own press releases shows others, such as Eaton Place, Belgravia III and DT1, handed over one to two and a half years after the first dates given. We found no reports of disputes or regulatory action in major outlets.

Property databases also list Wilton Terraces and Wilton Park Residences in MBR City, Kensington Waters in MBR City, Oakley Square Residences, Hamilton House and Belgravia Square in Jumeirah Village Circle, and Sol Golf Views in Dubai Production City as complete. We could not find a dated handover announcement for these, so they are not in the table. Ellington's DT1 release in 2021 described DT1 as its fifth residential development to reach handover.
Early, on time or late?
The honest answer is: some of each, which is typical of Dubai developers through the 2017 to 2022 cycle and the pandemic.
Delivered early
- Somerset Mews: Ellington announced the handover in April 2018 as ahead of schedule.
- DT1: topped out ahead of schedule in January 2019.
- Harrington House: due in the fourth quarter of 2022, handed over from 1 November 2022 and described as completed ahead of schedule.
Later than first planned
Comparing Ellington's own earlier and later releases shows three projects that handed over well after the first dates given:

Current projects past their target dates
UH by Ellington, the 754-home twin-tower project in Jumeirah Lakes Towers with DMCC, was due in early 2026. No handover had been announced by October 2026. The developer-tracking site Rendr also lists The Portman, The Quayside, The Crestmark and Ellington House IV with target dates that have passed. Rendr itself notes these are not confirmed delays, and we have not been able to verify their status.
In our review of The National, Gulf News, Khaleej Times, Arabian Business, Zawya and MEED, we found no reports of litigation, regulatory action or buyer disputes involving Ellington. Some anonymous complaints appear on review sites. We have not repeated them because they cannot be verified.

How the scale has changed
In 2016 Ellington had 2,200 homes in its pipeline. By December 2024 MEED counted about 38 active projects worth more than US$6 billion. Forbes Middle East reported 3,220 completed and 12,622 under construction by 2025. Sales have grown with it. Engel & Völkers, using DXB Interact data, ranked Ellington fifth in Dubai for January to August 2026 with 2,986 sales worth AED 8.7 billion. A separate analysis of Dubai Land Department data by TopRealtors put its 2026 sales at about AED 10 billion by late September, up 93% on the year before.
What this means for the new master community
Ellington's delivered record is mostly mid-rise apartment buildings of 100 to 300 homes, plus a small number of townhouses and villas. Its largest single project under construction, UH by Ellington, has 754 homes. The Al Yalayis master community is estimated at more than 3,000 homes across a neighbourhood with schools, healthcare and retail. That is a step up in both scale and type.
The Sanctuary in MBR City, Ellington's villa community due in 2026, is the best indicator of how it handles low-rise family homes. If you are considering the new community, its handover and finish quality are worth watching. For the full picture of the new community, read everything known so far.

How many projects has Ellington Properties completed?
Ellington's releases and press coverage record handovers for at least 13 residential buildings between 2016 and May 2026, and property databases list several more as complete. Forbes Middle East reported 3,220 completed units by 2025.
Does Ellington deliver on time?
Its record is mixed. Ellington says Somerset Mews (2018) and Harrington House (2022) were completed ahead of schedule. Eaton Place, Belgravia III and DT1 handed over later than the dates in Ellington's own earlier releases, DT1 partly during the pandemic. UH by Ellington was due in early 2026 and no handover had been announced by October 2026.
