An EOI, short for expression of interest, is a payment you make before an off-plan project launches to hold your place in the queue for a unit. It is not a purchase: no unit is assigned and no sale contract is signed until launch. For Ellington's new master community in Al Yalayis 1, the guidance IMARA has received is an AED 100,000 EOI that is fully refundable if you decide not to buy, and is credited towards your down payment if you do.
The short version
- EOI means: expression of interest. A payment that holds your place in the queue before launch.
- Amount for this community: AED 100,000 (estimate).
- Refundable: yes, fully refundable if you decide not to buy, according to the guidance IMARA has received.
- If you buy: it is credited towards your down payment.
- What it unlocks here: early unit selection and the 60/40 payment plan instead of 70/30 (estimate).
EOI meaning: what is an expression of interest?
EOI stands for expression of interest. In Dubai's off-plan market, developers often open an EOI period in the weeks before a project officially launches. Buyers who pay an EOI are telling the developer they are serious, and in return they get a place in the queue when units are released.
An EOI is not a purchase. You do not own a unit, no specific home is assigned to you and no sale and purchase agreement is signed at this stage. Think of it as a refundable reservation of your turn, not of a house.
How Ellington's EOI works for the new master community
For Ellington's upcoming townhouse and villa community in Al Yalayis 1, the guidance IMARA has received sets the EOI at AED 100,000. It is fully refundable if you change your mind before buying. If you go ahead, the amount is credited towards the down payment on the home you choose, so it is part of the price, not an extra fee.
Early EOI holders are also offered a 60/40 payment plan, where 60% is paid during construction and 40% on handover. Buyers after launch are expected to be on the standard 70/30 plan. On an estimated AED 2.7 million two bedroom townhouse, that difference moves AED 270,000 from the construction period to handover. Our payment plan guide shows the numbers for every home type.
The EOI process, step by step
- Register your interest. This is free. IMARA sends you the latest pre-launch information and the EOI form when it is available.
- Choose your preferences. Most EOI forms ask for the home type, number of bedrooms and budget you want, so the developer can plan the release.
- Pay the EOI. You pay AED 100,000 through the developer's stated method and receive a receipt and a signed EOI form. Check the name on the payment details matches the developer's documents.
- Launch and unit selection. When Ellington releases the project, EOI holders are invited to choose units in queue order, usually before the public launch.
- Buy or walk away. If you choose a unit, the EOI is credited to your down payment and the sale is registered with Dubai Land Department. If nothing suits you, you ask for the EOI back.
EOI, booking and down payment: what is the difference?
| Stage | When | What it does | Refundable? |
|---|---|---|---|
| Register interest (this website) | Any time | Puts you on IMARA's list for information | Free, nothing to refund |
| EOI | Before launch | Holds your place in the queue to choose a unit | Yes, fully, according to the guidance received |
| Booking and down payment | At launch, after choosing a unit | Secures a specific home under a sale agreement | Governed by the sale agreement |
Is paying an EOI a good idea?
It depends on how sure you are about the community. Because the EOI is refundable, the main risk is having AED 100,000 tied up for a few weeks rather than losing it. The main benefit is choice: in popular launches the best plots, corner units and garden orientations tend to go to the front of the queue.
It makes most sense if you already know the home type you want and your budget is in place. If you are still comparing areas, read how this community compares with The Oasis and Dubai Hills Estate first.
Questions to ask before you pay
- Who exactly is the payment made to, and does that match the developer's official documents?
- How long does a refund take, and how is it paid back?
- Does the EOI give a numbered place in the queue, and how is the order decided?
- Which payment plan applies to EOI holders, and is it confirmed in writing?
- When is the expected unit selection date?
IMARA will go through each of these with you before you pay anything. Registering on this website is free and does not commit you to an EOI.
Questions people ask
What does EOI mean in Dubai real estate?
EOI stands for expression of interest. It is a payment made before an off-plan project launches that holds your place in the queue to choose a unit. It is not a purchase and does not by itself give you a specific home.
Is the Ellington EOI refundable?
Yes. The guidance IMARA has received for Ellington's master community in Al Yalayis 1 says the AED 100,000 EOI is fully refundable if you decide not to proceed. Keep the receipt and the signed EOI form, which set out how and when the refund is paid.
How much is the EOI for Ellington's master community?
The estimate supplied to IMARA on 19 October 2026 is AED 100,000. Some agency pages quote AED 50,000, so confirm the amount in writing before paying.
What happens to my EOI if I buy?
It is normally credited towards the down payment on the unit you choose, so it is part of the price rather than an extra cost.
Is registering on this website the same as paying an EOI?
No. Registering your interest on ellingtonsmasterplan.com is free and simply puts you on IMARA's list for launch information. An EOI is a separate payment made through the developer's process.
Why pay an EOI instead of waiting for launch?
EOI holders usually get first choice of units and, for this community, access to the early 60/40 payment plan instead of the standard 70/30 plan. Because the EOI is refundable, the main cost of waiting is losing your place in the queue.
